Practical tips to help sell your house

Las Vegas  is a tough market to sell a house in right now. There are to many homes for sale and Buyers are sitting on the fence waiting for the market to hit rock bottom. On top of that you are competing with Banks that are aggressively selling their inventory at steeply discounted prices. Below are some tips you can use to improve your chances of selling your house at an acceptable price.

Price your house at a REALISTIC price. Your Las Vegas Realtor should show you a list of comparable sales of similar houses in your neighborhood. Use this as a key factor in what you list your house at. If the price is insufficient for what you plan to do with the windfall, maybe you need to re-evaluate your decision to sell or you might have to consider doing a short sale.

Make sure your Realtor has an aggressive plan to market your home. Listing it on the Multiple Listing Service (MLS)is an absolute bare minimum you should consider in accepting from your Realtor. If you are considering trying to sell without putting your house on the MLS you are kidding yourself. Your agent should also use the Internet to spread the news about your house since the vast majority of  Buyers use the Internet to search for homes for sale. Posting a flyer of your house (I use vflyer.com) online is easy and vflyer will even post them to a several other Real Estate specific sites for free.

Clean your house thoroughly inside and out. Put away your clutter. Buyers are looking for spacious rooms and clutter makes your rooms look smaller. They are also mentally trying to picture how their things will fit in your rooms. Make sure your landscaping looks attractive. Dead plants/grass or over grown grass is unappealing. A good landscaper is worth the investment, some will even spray your grass with green vegetable dye to make it more attractive. That may sound a little deceptive, but if you want to sell your house you need every advantage you can find. There are also companies that will “stage” your house for a fee.  A home stager is similar to a professional decorator. They use colors, lighting, props, music (etc.) to make your house more attractive.

Try not to be in your house when Buyers come through to look at it. If you have to be there, don’t talk to much with the Buyers or their Agents. They will try to pry information from you and often use it to their advantage. For example, if they ask you why you are moving they are trying to determine how motivated you are to sell. Don’t tell them you got a big  job promotion in another state and you have to move. They will use this information to lowball their offer because they think you are under the gun to move.
