When it comes to selling your Las Vegas Home, it is very important that you choose the right Las Vegas Real Estate Agent. With the rapid decrease in home values, many Las Vegas Homeowners owe more on their home than it is worth. This doesn’t mean you can’t sell your home, it just means that you will have to short sale it. A short sale is when the Lender/Bank agrees to take less than they are owed on the mortgage. This is where having the right Las Vegas Real Estate Agent that specializes in short sales is needed.
Not all Las Vegas Real Estate Agents have experience representing the seller in a short sale. It takes a real estate agent that is experienced in not only marketing the home, but obtaining an offer at or near market value, negotiating with the lender or lenders on behalf of the seller and coordinating with other lien holders. It is also very important that the listing agent keeps an open line of communication with the buyer’s agent. An informed buyer’s agent will help keep their buyer from walking away from the transaction due to the length of time it takes to get an approval. If you are interviewing real estate agents and one of them states that it isn’t necessary to obtain an offer at or near market value, that agent is not right for you. It is definitely in the best interest of the seller to obtain an offer at or near market value because it could be the difference in the Lender requiring the seller to hold an unsecured note or not.
Just remember, Las Vegas Real Estate Agents can not specialize in all fields of real estate, some prefer working with buyers, some are property managers, some specialize in listing bank owned homes and some can be considered short sale specialists. When interviewing a real estate agent to sell your home, make sure they are the right agent for you.
